This single-family community in northeast San Antonio features large homes that date back to 1992. Located minutes from many restaurants and shopping centers, the community offers a pool, tennis court, soccer field, basketball court, and playground. Associa Hill Country has managed the property since 2004.
Challenge:
One of the biggest challenges the community has faced is street repair. The community’s roads had deteriorated and needed work. The cost was so significant that the board was forced to levy a special assessment. That meant that the board had to educate its residents about the special assessment and validate its necessity, all while ensuring it met quorum to host its special assessment meeting. In addition, the street repair project required oversight by someone who knew how to manage vendors, street closures, and homeowner notifications.
Resolution:
Associa Hill Country first helped the community tackle homeowner approval of the special assessment. That included informing homeowners of the upcoming special assessment meeting. The management team sent homeowners notices and posted frequent reminders on TownSq, the all-in-one app for managed communities. During this time, Associa Hill Country assisted in providing details, requirements, and reasons behind the need for the special assessment—criticalin ensuring homeowners would approve of it. With a combination of 84 proxies and lot owners in attendance, the special assessment meeting met quorum, and the special assessment was approved. Associa Hill Country then helped by posting the special assessment to homeowner accounts, providing weekly updates to the board, and reporting what had been paid and what was still pending. When street repairs began, Associa Hill Country managed the entire process—posting and mailing updates regarding timelines, street closures, vendors, and more. It also worked to find alternate routes to manage traffic during road closures. With very minimal issues or delays, the street repairs were completed successfully.
